Questions landowners ask us

If your question is not here, send it with the form at the bottom of this page and we will answer it directly.

Does the moratorium mean my land is worthless for this?

No, and it does not mean the opposite either. The order pauses new discretionary state environmental permits for data centers at 50 megawatts and above while the state completes a study. Smaller projects are not caught by it, and permits deemed complete before the order continue. What it changes is timing, and it gives you a straightforward question to put to anybody who contacts you.

How long does the pause last?

The administration has described the review as taking roughly a year, and the executive order itself contains no fixed end date. It runs until the state completes its generic environmental impact statement. Anyone telling a New York landowner they know exactly when it lifts is guessing.

Somebody is pressing me to sign quickly. Is that normal?

In New York right now that deserves real scrutiny. State permitting for large projects is on hold, which makes urgency harder to justify. Ask what permits they hold, whether anything of theirs was deemed complete before July 2026, and how the order affects their schedule. Then take it to a New York attorney and sign nothing in the meantime, including anything from us.

What is the interconnection queue and why does it matter to me?

Any large new electric load has to get in line to connect to the grid, and that line is managed by the New York Independent System Operator. It grew from about one gigawatt across six projects in 2022 to nearly twelve gigawatts across forty-eight by early 2026. What is already queued in your area affects how much capacity is realistically available near your ground.

My land is hilly or has wetland on it. Does that end it?

Often, and we would rather say so than let you hope. Slope and mapped wetland remove more upstate ground than anything else. What matters is whether a genuinely flat, dry, contiguous block exists. A smaller clean parcel beats a much larger complicated one every time.

How much does my town matter?

A great deal, more than in most states in this network. New York municipalities hold real authority over land use, and some towns have already adopted their own restrictions on this kind of development. The posture of your town board is a genuine part of the assessment rather than a footnote.

What happens to the rest of the farm?

Frequently nothing. Many arrangements cover part of a property while the remainder carries on as before. Ask about it in the first conversation rather than assuming, and we would much prefer that you did.

Ask us about your land

Tell us about your property. There is no cost and no obligation. If it does not fit, we will tell you plainly.

A rough number is fine. If you are not sure, write not sure.

Does the property have electric service now?
Is there anything like this nearby that you know of?Check any that apply. Guessing is fine.
Are you the one who decides whether to sell?
Where are you in your thinking?

We use this only to evaluate your property and to contact you. We do not sell your information.
