What your land could be worth

Every landowner asks this first and it deserves a real answer rather than a dodge. There is no per acre figure printed here for New York. Flat, dry, contiguous acres rather than deed acres

An option and a sale carry different risk, and the pause matters here

The Public Service Commission opened a proceeding in February 2026 on making large new electric loads carry the costs they impose rather than spreading them to other customers. That is unsettled, it is public, and it affects the economics of any project that might approach you.

What gets built is industrial

Large low buildings, a substation, security fencing, and lighting through the night. We are not going to describe it as anything gentler. Quieter than a highway and far busier than a hayfield.

My land is hilly or has wetland on it. Does that end it?

Often, and we would rather say so than let you hope. Slope and mapped wetland remove more upstate ground than anything else. What matters is whether a genuinely flat, dry, contiguous block exists. A smaller clean parcel beats a much larger complicated one every time.

How much does my town matter?

A great deal, more than in most states in this network. New York municipalities hold real authority over land use, and some towns have already adopted their own restrictions on this kind of development. The posture of your town board is a genuine part of the assessment rather than a footnote.

What happens to the rest of the farm?

Frequently nothing. Many arrangements cover part of a property while the remainder carries on as before. Ask about it in the first conversation rather than assuming, and we would much prefer that you did.


Who provides power in New York

Most rural New York land sits with one of two large investor-owned utilities. NYSEG covers close to forty percent of upstate across roughly 18,000 square miles, taking in the Southern Tier, Finger Lakes, Catskills and North Country, which is where a great deal of the farm ground is. National Grid covers the corridor through Buffalo, Syracuse, Utica and the Capital Region and much of the Hudson Valley above Westchester. RG&E holds a tighter area around Rochester and Central Hudson serves the mid-Hudson valley. A small number of rural electric cooperatives serve pockets of the state. Above all of them the New York Independent System Operator runs the grid and the queue that any large new load has to enter, which is why the name on your bill is only half the answer here.

Investor owned utilities

  • NYSEG New York State Electric and Gas, covering close to forty percent of upstate across the Southern Tier, Finger Lakes, Catskills and North Country. Most of its territory is rural.

  • New York Power Authority A state public power authority that generates and transmits, and supplies certain large customers directly rather than serving households generally.

New York's situation is unlike any other state here, and the incentive picture is the smaller half of the story.
