What makes land work for a data center
Two farms in the same New York county can be completely different propositions, and in this state the difference is as often about the town as about the soil. These are the things that decide it.
Electric power
Transmission within reach. High voltage lines on or beside the ground, or a substation nearby, are what make a site possible at all. The line along the road is distribution and will not carry a project of this kind.
Acreage and shape
Where things stand in the interconnection queue near you. New York's queue for large loads has grown enormously in a short time, and capacity in a given area is not unlimited. What is already waiting ahead of you affects what is realistically available.
Water
Terrain that works. A great deal of upstate New York is hill country, and a genuinely flat contiguous block is scarcer than the acreage figures suggest. Wetlands are extensively mapped here and take ground out of play quickly.
Fiber and connectivity
The town you are in. New York gives municipalities real authority over land use, and a town board's disposition toward industrial development is a live factor rather than a formality. Some towns have adopted their own restrictions on this specifically.
Road access
A single block with usable access. Contiguous ground under one ownership with a road heavy equipment can travel beats the same total acreage split across parcels or reached by a seasonal road.
No property clears every one of those and none has to. What we are working out is whether the gaps can be closed, and with the state pause in effect there is time to work that out properly.
